Half Life 3 is the easy answer- but since Valve classify themselves as distributors now, its probably never going to happen... which would also mean no Left 4 Dead 3 either which would be my second choice.

So on realistic happenings - Bully 2 for me (set in the UK) - so much room for expansion on that game.
